Dr. Hassan Tajideen in an Interview with Bold Magazine

Development Of The Month

TAJIDEEN HAS BEEN VENTURING INTO A VARIETY OF RESIDENTIAL AND COMMERCIAL BUILDINGS IN LEBANON FOR MORE THAN FIFTEEN YEARS. WE HAVE A CHAT WITH CEO HASSAN TAJIDEEN WHO TELLS US ABOUT IT’S UPCOMING PROJECTS IN LEBANON

To begin with, can you tell us a bit about it and the types of projects you develop?

Our company is a multipurpose national business venture involved in development, construction, land subdivision, recreational theme parks, schools, ownership and management, property investment and asset management. We have construction projects around various places in Lebanon and our most luxurious ones are situated in some of the most prestigious areas of Beirut. It has started out slowly and has built its way through the years. Our experienced staff and professional team are able to handle numerous projects at the same time.

You develop a variety of mixed use, residential and commercial buildings all over Lebanon. How do you go about deciding what to develop and where?

We mainly assess local needs for residential and commercial buildings in various areas, and we execute and plan projects accordingly. We have economical and luxurious apartments to suit all buyers.

And your clients?

Most of our clients are Lebanese. The majority of our expatriate clients buy the more luxurious apartments, and the newlyweds buy the more economical ones located on the outskirts of Beirut.

How do you usually go about marketing your new projects?

We use all kinds of marketing methods to spread the word about our new projects including social media networks such as Facebook and Twitter. In addition, we use outdoor campaigns, magazine advertisements and word-of-mouth advertisements. All these marketing efforts have definitely increased our sales substantially.

How would you describe property sales activity at the time being and what do you expect for the end of the year?

There has been a significant decrease in the sales of the more luxurious property due to the political instability occurring in the area. However the sale of smaller, more economical apartments has not been affected. We are optimistic and we believe that property sales will improve by the end of the year.

What is your annual sales turnover and what is the overall value of projects under development?

Our annual sales turnover is more than acceptable considering the condition of the country at the moment. 70% of our under-developed projects get sold when ground level is built, and the rest get sold prior to them being completed.

What is the total investment you are aiming for in the local market?

We aim to have the highest market share in the market. If we have 2% market share then, we aim to reach 5%. If we have 7% then, we aim to reach 10%. We always have a plan for progress.

Do you have plans to develop projects outside Lebanon?

No, we are currently harvesting success in Lebanon and I believe that we have an even bigger opportunity for growth and expansion in the coming future. We try to serve and facilitate the lives of the Lebanese people by offering them significantly affordable housing and facilities of payment.
